Leasing & Applications

How do I apply for an apartment?

You can start by reaching out through our contact page or emailing hello@coteriepm.com. We'll schedule a showing, answer your questions, and walk you through the application from there. We keep the process simple — no lengthy online portals, just a real conversation.

What are the requirements to qualify?

We look for applicants with a stable income (generally 2.5–3x the monthly rent), a credit check, and verifiable rental history or references. We review every application individually — we're not a corporate scoring system, so if your situation is a little outside the box, it's worth a conversation.

How long are the leases?

Our standard lease term is 12 months. In some cases we can accommodate shorter or longer terms depending on availability and timing — just ask when you reach out.

How much is the security deposit?

Security deposits are typically equal to one month's rent. This is held in accordance with Pennsylvania landlord-tenant law and returned within 30 days of move-out, minus any documented deductions.

What happens when my lease ends?

We'll reach out around 60 days before your lease ends to discuss renewal options or your move-out plan. We value long-term residents and make renewal straightforward. If you're leaving, we'll walk you through the move-out process and inspection.

Policies

Are pets allowed?

Pets are considered on a case-by-case basis. We ask about size, breed, and number of animals. If approved, a pet addendum and additional deposit may apply. Contact us before applying to discuss your situation — we'd rather have the conversation upfront than turn anyone away unnecessarily.

Do you require renters insurance?

Renters insurance is required for all Coterie residents. It protects your belongings in the event of theft, fire, or other damage — and it's typically very affordable (often $10–$20/month). Proof of a policy is required at lease signing.

Can I sublet or have a roommate?

Subletting is not permitted without written approval. Adding a roommate to an existing lease requires a lease amendment and a background check for the new occupant. Contact us and we'll work through it with you.

Living Here

What's included in rent?

Water, sewer, and trash removal are included in rent at most Coterie properties. Residents are responsible for electric. Specifics can vary by unit — we'll confirm exactly what's included when you inquire about a particular property.

How do I pay rent?

We're rolling out an online resident portal that will handle rent payments, maintenance requests, and lease documents in one place. In the meantime, we accept payment by check or electronic transfer. We'll set you up with the current process when you sign your lease.

Is parking available?

On-street parking is available near all of our properties. Some units have additional off-street or lot parking — ask about specific availability when you inquire. Charleroi is a walkable downtown neighborhood, so for many residents, parking is rarely an issue.

What's in the neighborhood?

Our Charleroi properties are right on or near McKean Ave — the main commercial corridor of downtown Charleroi. You've got local restaurants, small businesses, and a community that's actively growing. It's the kind of walkable, mixed-use neighborhood that's increasingly hard to find at this price point in the region. Pittsburgh is about 30 miles north via the Mon Valley Expressway.

How do I submit a maintenance request?

Email us at hello@coteriepm.com or call us at (412) 212-6634. Our resident portal (coming soon) will make this even easier. For urgent issues — no heat, water leak, lock-out — call us directly and we'll respond the same day.

How quickly do you respond to maintenance requests?

Our goal is same-day acknowledgment and next-business-day follow-through on every request. For anything urgent, we respond the same day, period. This is one of our core commitments — we don't let requests fall through the cracks or bounce you through a call center.

Who handles maintenance — an in-house team or contractors?

We use a mix of in-house staff and trusted local contractors, depending on the job. All maintenance is coordinated through us — you'll never have to chase down a subcontractor or wonder who's coming. We schedule access with you and let you know who to expect.
